(1/2){7×2+5(x−4)+xy+3(3+y)}+35=(3+x)(5+y)  ⇒5x+3y+xy=43  sum of areas of triangles:  (3+x)(5+y)−35  =5x+3y+xy−20  =43−20=23 ✓
