$$8+a=\sqrt{2}(3+\sqrt{2}a)$$$$\Rightarrow a=8-3\sqrt{2}$$$$\left[ABCD\right]=\frac{{(3+\sqrt{2}a)}^2-a^2}{2}=\frac{(3+\sqrt{2}a+a)(3+\sqrt{2}a-a)}{2}$$$$=\frac{55(\sqrt{2}+1)(\sqrt{2}-1)}{2}=\frac{55}{2}=27.5{cm}^2$$
