$$4^{xy+1}=4\times 4^{xy}=4\times 2^{2xy}=4/{\left({\left(2^x\right)}^y\right)}^2$$$$=4\times {\left(3^y\right)}^2=4\times 2^2=16$$$$=3^{2y}\times 4={\left(3^y\right)}^2\times 4=2^2\times 4=16$$$$9^{xy}=3^{2xy}={\left({\left(3^y\right)}^x\right)}^2={\left(2^x\right)}^2=3^2=9$$$$4^{xy+1}\times 9^{xy}=16\times 9=144$$
